Commercial building door too narrowAndrew Binosa, an inspector with Champia Real Estate Inspections, found this narrow door that just doesn’t fit accepted commercial real estate building standards.

As Binosa explains, this commercial building has all of the correct door sizes except for this one office at the front of the reception desk, shown in the accompanying photos. Because of the 45 degree angle on the wall, the contractor must have figured that it’s OK to put a door less than 36 inches because of the fit issue.

The minimum width of the door opening shall be sufficient for the occupant load thereof and shall provide a clear width of 32 inches (813 mm). Clear openings of doorways with swinging doors shall be measured between the face of the door and the stop, with the door opening 90 degrees (1.57 rad).

The door shown in this picture measures 31 inches without considering the thickness of the door. Hence, it is less than 30 inches of clear width, Binosa said.
