A commercial property purchase is about making a sound investment for your business. Light commercial inspections are a general overview of all major systems and components present in the building including the structure, HVAC, plumbing, electrical, exterior and interior (similar to the complete inspection). We follow the ASTM Standards 2018-01, also known as the Property Condition Assessment or PCA. Light property inspection includes low-rise office complexes, apartment complexes, investment properties, restaurants, warehouses, churches, and other types of buildings.

 

Our reports include a detailed analysis of the, a summary of areas of concern, and digital photos for further investigation. Reports are typically available within 48 hours of the commercial inspection. The commercial inspection does not include any of our free warranties or RecallChek service since only residential properties qualify for them.

Phase 1 Inspection

Champia performs a Phase 1 inspection for your building and the surrounding area. We visit, document, and review the surrounding area to determine if any further investigation is necessary from an environmental standpoint. The report generated will provide insight on past usage of the site going back 50 years. Phase 1 inspections are focused on the environment rather than the structure of a building. Our professionals identify all environmental risks. It’s an integral part of many commercial real estate transactions.

Radon Testing

Radon is an odorless and colorless gas. It’s a gas heavier than air, which leads to lung cancer. In large buildings, it gets accumulated at the lowest level, i.e., ground floor or basement. The good news is that if we detect radon in a building, there are simple steps that can terminate its manifestation. This ensures the safety of workers and customers alike.

Mold Testing

Mold is not limited to homes, even commercial & industrial properties have it because of exposure to moisture. Mold testing is an essential step to warrant the safety of your building & workers. Our mold testing process ensures that mold is detected and removed, and the necessary steps are taken to combat its presence, i.e., fixes in plumbing or leaks, etc.

Thermography Testing

Champia Real Estate Inspection performs a thermographic test to identify any hidden problems in a building. Questions like: Is there any missing insulation? Are there any leaks? Or is there moisture trapped in ceilings or walls? All these issues are identified & sent for further processing.

Termite, Rodent & Pest Evaluation

Termites & other wood destroying organisms can cause damage to all sort of buildings. Especially at a large scale, such damages can be excessively costly. Identifying such infestations at an earlier stage saves on costly repairs, rebuilding, and structural collapse.

Sewer Scope Inspection

Commercially, sewer lines seem to have numerous issues that need to be addressed. As sewer lines can’t be seen or inspected without a piece of specialized camera equipment, Champia brings to light any problems with the sewer lines. Tree roots tend to grow in the sewer lines & sewer pipes can corrode over time. Champia performs a sewer scope inspection that includes a detailed report describing the condition of your sewer lateral.

Pre-Drywall Inspection

Champia offers a pre-drywall inspection during new constructions. We perform this inspection at the end of the framing phase, once all the mechanicals are installed and before the drywall is put up. Installations, like electrical, plumbing, HVAC, sanitary pipe drainage, and potable water supply systems, are all thoroughly checked, before the walls get covered with insulation and drywall.

ASTM E 2018 is a guideline for producing a baseline Property Condition Assessment (PCA) of commercial real estate. The scope of a PCA is up to the user and can range from a baseline assessment of the property to a much greater, in depth investigation of the property by various experts. In other words, it’s the customer’s choice as to the overall scope of the PCA based on their requirements and what purpose the PCA is to serve.
