Light commercial inspections are a general overview of all major systems and components present in the building including the structure, HVAC, plumbing, electrical, exterior and interior (similar to the complete inspection). We follow the ASTM Standards 2018-01, also known as the Property Condition Assessment or PCA. Light commercial inspections include low-rise office complexes, apartment complexes, investment properties, restaurants, warehouses, churches, and other types of buildings.
Our reports include a detailed analysis of the inspection, a summary of the areas of concern, and digital photos for further investigation. For commercial inspections, reports are typically available within 48 hours. The commercial inspection does not include any of our free warranties or the RecallChek service since only residential properties qualify for them.

Commercially, sewer lines seem to have numerous issues that need to be addressed. As Champia does sewer line inspections using specialized camera equipment, our inspectors are able to bring to light problems with the sewer lines that can’t otherwise be detected.
Champia offers a pre-drywall inspection during new constructions. We perform this inspection at the end of the framing phase, once all the mechanicals are installed and before the drywall is put up. Installations, like electrical, plumbing, HVAC, sanitary pipe drainage, and potable water supply systems, are all thoroughly checked, before the walls get covered with insulation and drywall.
ASTM E 2018 is a guideline for producing a baseline Property Condition Assessment (PCA) of commercial real estate. The scope of a PCA is up to the user and can range from a baseline assessment of the property to a much greater, in depth investigation of the property by various experts. In other words, it’s the customer’s choice as to the overall scope of the PCA based on their requirements and what purpose the PCA is to serve.
