An ASHI Inspector has submitted at least 75 home inspections.

Americans spend most of their time indoors – at home, in school, at work. It is therefore vital that the typical indoor environment be a safe and non-toxic place, free from contaminants that could endanger the health and well-being of the people who live, study and work there. Mold is a biological contaminant which can cause mild to severe reactions in people who are exposed to it. Although only a small percentage of molds have been identified as toxic, you cannot know the kind of mold in your environment without a laboratory analysis.

HAZARDWhat is Included in a Champia Phase I ESA?

At Champia Home Inspections, our Phase I ESA includes a walk-through assessment (interior and exterior) of the property, a review of state and local regulatory databases, current and past use of the property and land around it, and recognized environmental conditions (REC), such as hazardous materials. Our inspectors will do the following:
  • Determine the property’s original use and history
We determine how the site and the land surrounding it have been used in the past to find out if it was used to store, treat, or dispose of hazardous materials. This is done through interviews as well as title information.
